Supply Discovered Late
Finding out at rough-in that the tenancy can't carry the kitchen or the plant. A distributor supply upgrade carries weeks of lead time - we check available capacity against the load schedule during the quote.
Landlord Access Rules
Centre and building managers restrict when work can happen, when noise is allowed and when the switchboard can be isolated. We build those constraints into the programme rather than discovering them.
Certification Gaps
Occupancy can stall on missing emergency lighting commissioning or an unlodged Certificate of Electrical Safety. The documentation is part of the job, not an afterthought.
Scope Drift
